Schools and public buildings

Blind spots

Four things barriers do not cover.

  • Drain backflowSurface barriers stop external water, not water rising through floor drains when the stormwater network surcharges. Backflow valves are a mandatory supplement, not an optional extra.
  • Cable and pipe penetrationsConduit and pipe entries through external walls at ground level are consistent entry paths. Hydraulic foam sealants or mechanical plugs are the fix — not a barrier job.
  • Internal splash damageWater driven through seal gaps under pressure damages stock and switchboards. A secondary sandbag row behind the main barrier reduces that exposure.
  • Decision delayThe slowest part of most responses is deciding who deploys what. A written trigger, named roles, and a pre-season rehearsal fix this at zero product cost.

Which flood barrier suits a commercial loading dock?
Aluminium demountable barriers are made to measure for the dock opening and deploy in under 10 minutes with one person. Very wide docks are covered by adjacent sets, or by an automatic flood gate where nobody is on site to deploy anything.
What flood depth should a commercial site design to?
For overland flow and light rain events, 200–400 mm is usually sufficient. Creek proximity or stormwater overflow calls for 500–800 mm. Catchment or riverine exposure needs an engineered solution. Over-specify by one band as standard practice — a barrier rated to 600 mm gives meaningful margin when the event reaches 350 mm.
Can a tenant install flood barriers without landlord approval?
Freestanding and demountable systems that require no drilling or permanent modification are generally within the tenant's scope, and they travel with the tenant at end of lease. Kerb socket anchors involve drilling and need written landlord confirmation first. Check the specific lease before any work is done.
When should a business activate its flood plan?
Activate at Flood Watch, not Flood Warning. A Flood Watch is issued 12–24 hours ahead of expected impact; a Flood Warning may arrive with 2–4 hours. That difference is the difference between a rehearsed deployment and an improvised one.
Do flood barriers stop water coming up through floor drains?
No. Surface barriers protect against external water only. When the municipal stormwater system surcharges, water pushes back up through on-site drainage pits and gully traps regardless of what is across the doorway. Backflow prevention valves or drain plugs are the fix, and they are among the lowest-cost flood protections available.
Are commercial flood barriers tax deductible in Australia?
Equipment bought to protect commercial premises from loss is typically treated as a capital asset or operational expenditure. The treatment depends on total cost and business structure, and instant asset write-off thresholds change. Confirm with your accountant against current ATO guidance before purchasing.
